Located in the Fort Worth Medical District, the 23,971-square-foot Magnolia Medical Office Building incorporates two owners and their medical practices, Fort Worth Heart and Fort Worth Brain and Spine. The resulting three-story building provides a dedicated floor for each practice, alongside a lower level designated for tenant use and storage.

Interestingly, this property sat undeveloped for 15 years due to a challenging 30-foot slope. To utilize the site’s potential, we engineered a custom drainage system and modernized the property’s historic, handmade arched storm drains.
The final design features an eye-catching elevation that embraces the sloping terrain, utilizing an intentional mix of natural materials and distinctively colored metal roofing to create a unique departure from standard medical office design.
